What is a building designer?

Building designer is the modern name for draftsperson. They use their technical drafting skills to:

  • Come up with design concepts,
  • Sketch building plans,
  • Calculate labour and material requirements,
  • Act as building supervisors and conduct site visits,
  • Ensure plans are drawn up according to relevant building codes.
  • Manage the various council and building approval processes.

What are the advantages of using a building designer?

The biggest reason to use a building designer is cost. Architects are typically more expensive than building designers however, depending on the creativity of the building designer, you can often get a design that has the same creativity and design appeal as an architect but at a much lower cost.

The other advantage of using a building designer is choice!

You get to discuss your dreams for your new home and have input all the way through the design process. A good building designer will listen to your ideas and incorporate them into the finished design.

A good building designer will respect the ideas that you have but will also add a lot of value because of their experience with:

  • Different materials and finishes
  • Construction techniques
  • Understanding of sizes, spaces and orientation on the block.

At the end of the process, you will have a set of plans that you can use to compare builders and come up with the best solution for your build process.

Am I tied to a specific builder if I use a building designer?

Another advantage of using a building designer is that you get a set of plans to do with what you want. You can shop around for the builder of your choice knowing that all builders are quoting on the same finished product. It is much easier to compare apples with apples when you take your finished plans to different builders because they are all quoting on the same thing.

How much input do I get with a Building Designer?

With a good building designer, as much input as you want. We recommend that you listen to their expertise and take guidance as they usually have an excellent understanding of products, spacing, finishes and so on. However, it is your space that they are helping to create so your input is critical. Any building designer that doesn’t take your ideas into consideration is not one that we would recommend.

Do Building Designers use the same plans for different houses?

Given that all houses have: a kitchen; bathrooms; living room and dining room, it would be a lie to say they never use the same design inspiration in these areas twice. Having said that, it would be tiny snippets that get carried across from design to design. The vast majority of your new space will be unique and custom designed for your enjoyment.
